Being honest sometimes loses me business; and I am okay with that. The way I work with clients is similar to how I would a close family member. If my aunt thinks her home is worth $1M, but after careful review I asses the current market value at $850k, I am going to let her know the repercussions of listing her home to high and also what the best strategy would be for her home to get the best price. Since there is not yet that level of trust with new clients, sometimes they get offended and go with the "feel good" agent who tells them anything they want to hear to get the listing, knowing full well the home is not worth the price. Then, after three months of sitting on the market, I see the large price reduction and even more impactful all of their negotiating power diminished. It makes me sad top see this and I honestly don't know what the solution is. But if you are still reading this, just know that I am in your corner.
