San Fernando Valley Market Update: 
  • 12 Average Days on Market
  • 156 Single Family Homes closed escrow last week in the Valley
  • 493 Active Listings as of today
  • 4.35% Average Interest Rate on a 30-Year Fixed Rate Mortgage
  • 104.3% Final Sale Price as a % of List Price
Interest rates continue to climb, but both buyer and seller activity has not changed significantly. The one thing I am starting to see is people who have wanted to sale their home for the past year or two but held off because they didn't want to take part in the competitive buyer's market, are starting to list their homes in the hopes of locking in a decent rate before they hit 5% or even 6%. This tends to be who have no plans of moving in the next 10 years. It is not at all impossible for a seller to get into a contingent deal (buying your replacement home while selling your current home at the same time), this is common and if you have an agent with a strong track record of closing, this will give comfort and show the listing agent of your replacement home that you will close if they enter into the agreement. Restaurant of the week: Granville (Studio City)
I have been here about 4 times now with colleagues, clients, as well as my family and everyone I have dined here with has been able to find something they really enjoy. I typically do the pork chop pictured here but have also done the New York steak (always my favorite cut) as well as the Ceasar salad with grilled chicken. The atmosphere is very casual and not too loud. (I think most restaurants are too loud ha-ha).
