San Fernando Valley Market Update: 

Another week of huge growth in new listings. Demand is still much higher than supply but we are getting closer to a market where buyers don't have to give up so much (mostly inspection contingencies etc) to get their dream home. I am also seeing sellers who have been on the fence, wanting to take advantage of the still hot sellers market. I don't expect much will change through the summer, even as interest rates climb to 6%. Our listings still have multiple offers (about 5-15 depending on the home price) within the first 7-10 days and open escrow within 14 days.

  • 17 Average Days on Market
  • 133 Single Family Homes closed escrow last week in the Valley

I love it when a home is so close to being perfect. Where all it needs is paint, new flooring, and some light remodeling.  The views are absolutely stunning, and the exterior brick offers great curb appeal (but I would definately change the garage door color). The interior needs some updating, which is great for someone to come in and personalize. This is my favorite home on the market right now because of the easy potential.

Restaurant of the week: Pickles and Swiss (Woodland Hills)

Amazing food and even better service. I am so glad to have tried this place on recommendation from a client. She told me this is her favorite sandwich place, and with so many great sandwich shops in the Valley that is saying alot. So, I decided to give it a try.  I opted for the corned beef and it was one of the best I've had. My friend did a tomato soup which I tried and it too was so good.  I don't like my tomato soup to be very creamy and this was perfect for me. I will absolutely be back here in the coming week!  The service was so good, made me feel welcomed when I walked in and were so friendly.
