San Fernando Valley Market Update: 

 20% of all homes on the market here in the Valley have taken at least one price reduction since being listed.  The interest rate on a 30 year fixed shot up to 6.28%. There are 957 homes on the market as of today. This is a significant increase and the highest amount since 2019. Bidding wars are dying down, and as mentioned before, prices are being reduced as some homes sit on the market with little or no activity. If you have considered selling your home, do not let this happen to you. Follow my advice in the file below under seller resources called "How to Generate a Bidding War".   This market shift is starting to open doors for homeowners who have wanted to sell, but didn't want to hassle with finding a replacement in such a competitive market.  Your contingent offer has a much higher chance of being accepted than it did just 6 weeks ago.  What a stunning home. The builder didn't play it safe here and it turned out a complete masterpiece. I love the different wall textures throughout the home and the use of bright oranges to offset the grey tones.  And the backyard; when's the last time you saw a shuffleboard court? How awesome is that. Amestoy estates is a great pocket of Encino tucked between the 101 and Ventura Blvd, keep an eye out.....I have a You Tube video coming out soon where I take you through 4 of the subdivisions of Encino; including Amestoy Estates.

Restaurant of the week: Sol y Luna (Tarzana)

 Mexican is my absolute favorite type of food. And Sol y Luna is definately in rotation for us.  My wife's family is from Guadalajara so I get some good dishes at home often, but we still like to go out and experience places like this which has a great atmosphere, really good drinks, tableside guac, and a good selection of main dishes. We usually order the Molcajete, chicken nachos, and either mango and/or cucumber margarita's. This is the kind of place you will likely return to just for drinks and appetizers!
